Ultra Bookings is an online platform that connects property owners (“Hosts”) with individuals seeking short-term accommodation (“Guests”). We do not own, manage, or operate any listed properties. All bookings are contracts between Hosts and Guests.

3. User Accounts

Users must create an account to list or book properties.

You are responsible for maintaining the confidentiality of your login credentials.

4. Bookings & Payments

Guests may book properties through our platform by selecting dates, property, and paying through our payment system.

Hosts must honor confirmed reservations.

Ultra Bookings may charge a service fee for each booking.

Payments are processed securely, and payouts to Hosts are made after check-in, less applicable fees.
5. Cancellations & Refunds

Cancellation policies (Flexible, Moderate, Strict) are set by each Host and displayed at booking.

Service fees may be non-refundable.
6. Guest Responsibilities
Guests agree to:

Respect the property, neighbors, and house rules.

Leave the accommodation in the same condition as found.

Be financially responsible for any damage, theft, or violation of rules.
7. Host Responsibilities
Hosts agree to:

Provide accurate listings with correct descriptions, pricing, and availability.

Honor confirmed reservations unless due to unforeseen circumstances.
8. Prohibited Activities
Users may not:

Circumvent payments by transacting outside the platform.
9. Liability & Disclaimers

Ultra Bookings is a marketplace facilitator and does not guarantee the safety, quality, legality, or availability of listed properties.

We are not liable for disputes between Hosts and Guests.

Users release Ultra Bookings from any claims related to accommodation stays, damages, or losses.
10. Dispute Resolution

Guests and Hosts should first attempt to resolve disputes directly.

If unresolved, Ultra Bookings may step in as a mediator, but we are not obligated to enforce settlements.

Disputes may be subject to the jurisdiction of South African law.
11. Privacy
Your personal information is collected and processed in accordance with our Privacy Policy (POPIA compliant).
12. Termination
Ultra Bookings may suspend or terminate accounts that violate these Terms or harm the integrity of the platform.

We may update these Terms from time to time. Continued use of the platform after changes means you accept the updated Terms.
